Rectory Road and Rectory Gardens is a triangular mews-style development located in the heart of Clapham Old Town, SW4.
Lexadon’s site comprising 2-10 and 12-29 Rectory Gardens and 54-78 Rectory Grove extends to approximately 0.27 hectare (0.66 acres) and includes 26 Victorian terraced properties, three of which have former retail units at ground floor level. There is also a cleared, vacant site which offers development potential for a number of additional properties.

The houses on the site, thought to have been built in the 1870-80s, retain many original features typical of the period. However, there has been limited investment in the properties over the last 30 years and, as such, they have become rundown and require a lot of TLC. Lexadon therefore plans to rejuvenate the existing site through the extensive rebuilding, restoration and extension in order to create a high-quality residential environment.

The development is located in Clapham Old Town – an affluent area with a very village-like feel on the north-east corner of Clapham Common that is home to an array of trendy bars and restaurants. There is a small shopping area in the Old Town while nearby Clapham High Street offers a wider range of shops, markets, restaurants and more.

A number of bus stops are located within a five-minute walk of the site at Old Town to the south and Wandsworth Road to the north, and the A3, a major arterial route linking Central London and the motorway network to the west, is also within easy reach.
